Utah Three Day Notice for Lease Violations - This notice is used when a tenant is not complying with the lease (i.e. too many guests or parking non-functing cars in common area, etc.). There are two main types of lease violations:

First - Violations Which Can Be Cured (Click Here) - Of the two types of violations, this is the most common. It gives the tenant three days to either (1) bring their actions back into compliance, or (2) vacate the property.
Second - Violations Which Cannot Be Cured (Click Here) - Since the tenant cannot cure the violations they must leave within three days.
