Foreclosure & Eviction

If you just purchased a property at a foreclosure or trustee's sale and the prior owner refuses to leave, Utah law requires that you evict them.  The foreclosure makes the prior owner a "Tenant At Will."  Begin by giving them a Five Day Notice to a Tenant at Will.  If they refuse to leave you can then file for eviction with the court.
